This website is the information and communication channel of the residents of Sharm Cliff Residence, but most information is available for all users. The Sharm Cliff residents are a group of 9 foreigner investors, all currently living in the compound since 2006, who has been cheated, threatened, insulted and blackmailed since November 2007 by the project owner.

There are many good points of Sharm compared with Europe. In just a few words; always sun, nice diving and everything is cheap. With just 4 to 6 hours flight time buying real estate here becomes more and more popular. But after living here a while, we start mentioning the drawbacks easier then the reasons we came here for.

What do you get if you put your money into the hands of an off-plan project owner you have not researched well enough? You get an 'all inclusive' package of headaches, extra payments and defeated expectations - all for a price of 47 thousand Euros.

"The 'Lucky' Ones": this is the harsh reality of nine foreign families living in 'Sharmcliff', a 'wanna-be-luxurious' compound on Hadabah.
Attracted by the nice design of the compound, the promised greenery of the region, as well as by relatively affordable prices, compound's perfect location and an approaching delivery date, these nine families purchased their flats being completely sure that within maximum one year they were going to invite their close friends for new-home celebration parties. But life had other plans on this matter....

Foreigners being cheated in real estate: We are NOT the only ones!!!


Real Estate in Sharm el Sheikh is developing a terrible reputation on the net. There are some good stories but unfortunately there are also many forums (see article below) with hundreds of people like us who are desperate and frustrated and totally let down. Not to mention seriously out of money specially for the ones living and working in Sharm. Real Estate Agent are selling you the complex "off plan" giving you their guarantee of the best investment you could do... but then reality is completely different.
Is it fair? We all came to Sharm because we like it and decided to invest our money to have a nice place where to live.

The project owner tries every possible even "illegal" way to make our life impossible as revenge towards us for the action we have been taken with Authority to protect our right. Now they closed the entrances with a brick wall, so we can't enter with the car anymore.

City Council takes first action against mismanagement

On the 4th of May, after a lot of faxes, phone calls and effort from our side, the wall has been legally removed by the City Council with the support of the Police of Sharm el Sheikh.

Real Estate Sharm el Sheikh: Forums

Before you buy anything in any part of the world check the reliability of the developers, their background and other projects carried out by them. Talk to people, register on forums, visit useful websites and ask for recommendations. Hire a reliable lawyer who would make the ‘investigation process’ a lot easier.

What a surprise, coming home after a working day and find the water pipe that supplies our compound shattered in a lake of water.

News from the net!

Surfing the net we came across the web site of our project owner. www.ashramindustries.com. Quite interesting!! He sounds like a ...."reliable".... business man??? Big investment in agriculture, textiles company, and currently a development project is underway in Sakkara, Giza, called "Sarayat Sakkara".
Concerning our complex says that " By the mid 90s, Sami El Ashram took en early step on the new fad of Egyptian tourism, the Red Sea Riviera, by building an apartment complex in the celebrate city of Sharm el Sheikh. The project is over 15.000 square meters, consist of 78 apartments, 400 square meters swimming pool, 1200 square meters commercial space" ...... doesn't say that its all in fantasy land & the reality is a nightmare!!
How many more persons has been cheated by him?????
